PITIA

Principal + Interest + Taxes + Insurance + Association dues — total monthly housing cost.

PITIA is the full monthly cost of owning a property, used by lenders to calculate debt service coverage.

  • P — Principal (loan balance reduction)
  • I — Interest
  • T — Property Taxes
  • I — Insurance (hazard/landlord)
  • A — Association dues (HOA, condo fees)

DSCR lenders typically use PITIA as the annual debt service figure: DSCR = NOI ÷ (PITIA × 12).
