NOI

Net Operating Income — a property's income after operating expenses, before mortgage.

Net Operating Income is the annual income a property generates after all operating expenses are subtracted, but before mortgage payments, depreciation, or income taxes.

NOI = Effective Gross Income − Operating Expenses

Operating expenses include: property taxes, insurance, management fees, maintenance, utilities, and HOA dues. They do NOT include mortgage payments or capital expenditures.

NOI is foundational to cap rate, DSCR, and property valuation calculations.
